Costs to Consider When Building a Prefab Home

With our prefabricated homes, the cost of your home can be fixed, providing you with financial certainty. This is due to our thorough processes, and efficient factory production line. As an example, our 3 Bedroom + Study, 2 Bathroom Vista 3 home costs $461,700.00 inc GST, including delivery of the home and foundations based on a level accessible site within the Far North region. This price is based on our range of standard specifications, and pricing is for a complete home including delivery and foundations, interior and exterior painting, kitchen, bathrooms, floor coverings, oven, cooktop, rangehood and dishwasher.*
Site Costs
Let’s take a look at some of the site costs you will need to allow for – things like connecting power, sewer, water and any added extras like site excavations, decks, baseboards, stairs, driveways or retaining walls, as no two sites are ever the same! As a general guide you will need to allow approximately $60,000 to $80,000 above our standard pricelist price on serviced sites (with town wastewater, drinking water and storm water services available) but could be $80,000 to $120,000 on unserviced, or steep or more complex sites.
As part of our Complimentary Proposal Service, your Home Consultant will visit your site to analyse the specific details of costs needed to be factored into your new home, for a full turn-key project. The benefit of the Complimentary Proposal we offer is that it provides you clarity on what your new home will cost and reduces the risk of the unknown.
Professional Reports
You will require engineering reports specific to your site. The reports generally required are Geotechnical reports, TP58 -Wastewater Reports, Stormwater reports, Surveying, and possible structural engineering.
Our experienced team will manage this process, ordering the relevant reports for your site and liaising with Engineers once you sign the Home Starter Pack. The estimated costs of these reports is usually $4000 to $8000 depending on your site.
As well as these specific reports our team will also contact the service providers, Telecommunications, Power companies, Water, Wastewater and Stormwater providers and work through the comprehensive checks on your property to take out the risk and build you an all-inclusive price you can trust.
Consent Fees
As well as specific engineering reports, you will need to allow for a Council Building Consent and often also a Resource Consent. Budgeting for these fees is important, and our team engages with local councils on your behalf and ensures that all consents and permits are acquired to not only help you stick to your budget, but provide an overall hassle-free new build experience, and importantly comply with regulatory standards.
As an estimate, residential building consents usually cost around $6000- $8000, depending on the size and complexity of the project.
Foundation & Excavation Costs
Timber pile foundations for your home are installed and secured with stainless steel fixings. We include this in the standard pricing for our homes which you can request here. If your home is going to require foundations above the standard height, your specific foundations will need to be priced into the build.
Preparing your site for foundations involves more than just installing the piles. It also includes site preparation and excavations, which might require levelling uneven ground or stabilising slopes with retaining walls.
Plumbing, Drainage & Electrical
Our team will arrange the final connection of the plumbing, drainage and electrical services on site with our specific contractors, ensuring the timelines are followed and the workmanship is to the highest quality. Costs for these services will vary depending on where your site is located or where you’re proposing to put your home on your site in relation to these services. If your site is a serviced site (meaning there are town supply connection points to these services nearby we can connect into), you may need to just allow for the connection fees and plumbing from your home to these services. If your site is in a rural location and the services aren’t nearby then you may need to allow for a items such as a septic tank and field, water tank/s, as well as the connections from your home to these services.
Exterior Options (Decks, Stairs etc)
Decks, stairs, base cladding, verandas and balustrade installations are great ways to enhance the exterior of your home and create flow from the interior to exterior of your home. Options range from timber to glass balustrades, pine to Kwila decking, or unpainted or painted baseboards. The costs of these options will vary depending on the specifications you wish to build, and we will price this into your project accordingly. If you wish to add a Garage to your home we can also take care of this.
Driveways and Paths
Depending on your site and your needs, we will specify what we need to for council consent regulations working with local council district plans, parking spaces, manoeuvring circles for your new entrance / driveway. There are plenty of options when it comes to driveways, and these options vary in cost and would be priced specific to your project.
Upgraded Specifications
Upgrading your home’s specifications allows you to add a personal touch, making it uniquely yours. While our standard home prices include high-quality finishes, upgrades offer the chance to further enhance your living space. Common upgrade options include stone benchtops in the kitchen, increased ceiling heights and tiled showers. Each upgrade is an additional cost, so it’s important to carefully consider which options align with your lifestyle and budget.
